Zaguán = Mud Room in old Latinoamerican/Spanish houses, the seal name is a very smart pun because that place was half water half dirt in rainy days (according to what my grandma used to say).
So maybe the seal will have that stereotype of "Latino/Hispanic charm".

I'm so glad I finally got to see the aquatic animal design! ? Since Zootopia kinda left them out for less complicated detail purpose, I guess? And, the fish character getting the similar design as Fish in Disney's Chicken Little is making feel nostalgic. Gotta go watch it again. @kaeldy The entire building is referred to as The Hidden Condo, not just the unit on the top floor. You get a better view of it in 101, and if you look at the last page of 107, you can see a nameplate that says it by the door.
